Four Decades of Trusted Construction Management

Construction Associates, LLC was founded in 1980 by Douglas R. Deeb, a witness to mismanaged construction projects whose owners were commonly under or misrepresented. This, in turn, resulted in construction delays and major cost overruns. When Douglas first envisioned Construction Associates, he believed that it would one day be a leader in the construction management industry, founded and based on a core system of beliefs. These standards maintained that his company would operate under the highest ethical standards, with integrity, honesty, and good old-fashioned hard work. After 40+ years of doing business, we proudly continue to follow these standards today.

Construction Associates developed a management program whose approach and style provides services to alleviate the many pitfalls a construction project can produce. The result: streamlining projects to run efficiently and effectively.

The success of Construction Associates is the result of a coordinated effort between a group of executive staff and management team members, each one of whom has been hand selected by Douglas himself. Collectively, our executives alone have over 100 years of experience in all areas of development, construction, delivery, and management, offering the expertise required to tackle any project.

PROJECT COMMUNICATION

COMMUNICATION IS THE SINGLE MOST IMPORTANT ITEM ON A CONSTRUCTION PROJECT

From the Pre-Construction Phase of the project to the NYSED submission of your final cost reports, COMMUNICATION will be at the forefront of the project. Whether it is a clear and concise communication to the taxpayer in reviewing project updates that will be set up during BOE meetings or to the custodial staff that is responsible for the set up of the classroom when the space is turned back over, Construction Associates will make sure that the entirety of the project is clearly communicated to all who are involved. We will facilitate this by multiple mediums. Either through our project management software, OACM meetings, attending BOE meetings, Community Information Nights, or by any other means necessary to keep all major stakeholders of this project informed throughout the duration of the project.  

Construction Associates will also make sure that the lines of communication from the District to the rest of the team stay open.  We will listen to your ideas and work with you to create a successful project from the ground UP!

Our approach is based on the idea that Construction Associates serves as the centerpiece of an hourglass. All project information flows through our management team, ensuring that each detail is organized, reviewed, and placed in its proper context. No matter how the hourglass is turned, information is consistently managed through our team so that nothing slips through the cracks.

Equally important is our commitment to building a true team effort. We integrate owners, architects, engineers, managers, and contractors from the earliest planning stages through project completion. By fostering collaboration from day one, each participant develops a meaningful connection to the project, aligning all key stakeholders around shared goals.

While each team member has distinct roles and responsibilities, every individual plays an equally vital part in the success of the construction process.

Drawing on extensive experience working within school districts, Construction Associates places the protection of students, faculty, and staff among the highest priorities of every project. Our focus extends beyond physical safety to include the continuity and integrity of the educational process itself. To support this, we ensure that appropriate noise controls are implemented, dust protection is properly installed, and ventilation and safety procedures are strictly maintained at all times.

Quality Assurance (QA) plans are developed for each project to ensure that all aspects of the work are executed to a high standard of quality. Our QA program establishes acceptable quality levels for both material installation and workmanship specific to your project.

Once a project-specific Quality Assurance plan is established, our project manager oversees the Quality Control (QC) inspection process to verify that all work is performed in full conformance with the contract documents, plans, and specifications. If any deviations are identified, corrective actions are addressed immediately to remedy the deficient work. When corrections are not feasible, the nonconforming work is removed and reinstalled with new materials at no additional cost to the owner. In cases where deviations are deemed acceptable and do not compromise quality, each item is documented and incorporated into the project’s as-built drawings.

Due to the dynamic nature of construction and the unique requirements of each project, quality management programs vary among contractors. Construction Associates develops a project-specific quality management plan for every engagement, adhering to established procedures and policies. Our program provides clear guidelines to enhance the quality of work performed by prime contractors and their subcontractors.

Every project team member plays a vital role in the success of the quality management process. Oversight extends beyond workmanship and product quality to include schedule compliance, payment applications, requests for information, meetings, and all other project activities. Our project managers actively participate in contractor meetings to review inspection results and maintain nonconformance logs, allowing for close oversight of the prime contractor’s quality management efforts.

This structured approach enables timely corrective action, minimizes punch list items, and supports a more efficient close-out process. The result is a streamlined schedule and reduced financial impact for our clients during the final phase of the project.
